All prospective tenants are fully referenced and credit checked. We may also ask for a guarantor if required. You’ll need to provide proof of address and a valid photo ID.
A guarantor may be required if your references or affordability do not fully meet our criteria. They must be UK-based, have a UK bank account, be in full-time employment or receive a pension, and agree to sign a guarantor’s agreement.
Before your tenancy starts, you’ll pay a holding deposit (one week’s rent), the first month’s rent in advance, and a security deposit equivalent to five weeks’ rent.
This is a security deposit held as protection against damages or unpaid rent. It is usually equivalent to one and a half months’ rent and will be returned after your tenancy ends, provided the property is in good condition.
If you request early termination, you’ll be responsible for the landlord’s financial loss, including rent and utility bills until the property is re-let.
Charges may apply for late rent, lost keys or security devices, and changing tenancy documents (£50 including VAT).
Tenants are usually responsible for all gas, electricity, and water bills unless stated otherwise in your tenancy agreement.
The tenancy agreement sets out your rights and responsibilities, including rent payments, maintenance obligations, deposit terms, and length of tenancy.
If you’d like to continue living in the property after your initial term ends, we can help arrange a renewal of your Tenancy Agreement. We’ll discuss the new terms with you and the landlord, and prepare the updated documentation for both parties to sign.
